Don’t buy into the media fear mongering. Real estate is a long-term game.
 
Mere months ago, buyers were desperately scrambling to write unconditional over-asking offers on a limited supply of properties, afraid of missing out.

Now we are once again in a positive position of having a selection of great homes to choose from, and the prices are great value.
Real estate prices always trend upwards over the long haul.
 
There may be a few dips, here and there, but there never is a big drop. So unless your intention is to flip right away, you need to realize that in 5 years, your home will have appreciated significantly, and you will have made a good investment in choosing your mortgage over merely renting- especially with Squamish’s high rental prices!
 
Talk to a mortgage broker (I can refer you, if needed- I know some great people!) You will see that while our rates are currently higher than they were during co-vid, they’re not ridiculously high, as some people seem to think.

Home Staging Tips



The pace of home sales is slowing down somewhat, and with more properties being offered for sale, it's more important than ever to properly prepare your home so that it shows it's best and stands out from the competition.
 
It will also help prepare you for moving, while making your remaining time in your home more comfortable.
You don't need to spend a lot of money. Be resourceful.
 
  1. Clean! Tackle one area each day or consider hiring a professional cleaning service. Don't try to hide odours with powerful air fresheners or candles: tackle the source of the odour directly.
  2. Declutter! This makes your home look bigger and more organized- and it will feel calmer, as well. You don't need to remove everything, though: your goal is to make your home "inviting and livable".
  3. BUT: Remove personal photographs from walls and tabletops. This helps buyers imagine themselves living there- and safeguards your privacy, too.
  4. Remove oversized and excess furniture and area rugs. These just date your space and make it seem smaller.
  5.  Keep closets tidy! Prospective buyers will want to evaluate the home’s storage capacity, and clutter creates the illusion of less space.
  6.  Let the sunlight in by opening blinds and curtains.
  7.  Replace burned-out, dim or flickering light bulbs.
  8.  Consider replacing dated light fixtures.
  9.  A fresh coat of paint will help renew the look and feel of any room. Forget "all white"- choose 2 to 3 different neutrals to use throughout the whole house.
  10.  Don’t forget the exterior! Keep up with basic landscaping and maintenance- neat lawn, clean organized exterior, etc.
 
PACK IT! STORE IT!
 
Plastic storage bins are great for items that may need to be stored for an unknown period of time.
It may seem overwhelming, but just tackle one space at a time. The end results of your labour will make the process worth it.

Now that BC has entered Step 2 of Co-Vid reopening and regional recreational travel is now permitted, I'm sure many of you may have noticed Adera Development's sign along the side of the highway in the beautiful seaside community of Britannia Beach.


Adera and Macdonald Development Corporation have joined forces to build a 73 unit mixed-use development consisting of 64 woodframe townhouses, 9 work/live units, 11 rental aparments and 6,172 square feet of commercial space. Neighbourhood amenities will consist of shops, cafes, restaurants, community hall, play park and off-leash area for the park.

There have been a lot of changes going on in the sea to sky area during 2020. If you haven't been able to check out Squamish due to Co-Vid restrictions, then I'm pleased to share an update on what's going on.


My latest project, Cleveland Gardens, is nearly sold out. Jumar in downtown Squamish is in finishing stages as well. Aegean Homes is under construction as is Lizzy Bay and I'm excited to break news on my upcoming project, The Lofts in the upcoming new year.

Hi all! I know these past few weeks (and months) have been stressful and uncertain for everyone- families and kids included. We've all been feeling the effects of cabin fever and I find myself wondering what this summer going to look like... Is there something my kids and I can look forward to, once we're again able to leave our homes and communities safely? Then it dawned on me:  when Co-Vid restrictions are finally lifted, why not undertake a Canadian regional road trip?!  That could be an amazing learning experience for my kids and an opportunity to see lesser-known parts of Canada and its amazing beauty. There are so many cool, funky small towns (including Squamish- it's #12 on the list, by the way!) to visit and explore, while still not crossing international borders. What better way to support Canada's small towns than going to visit one? (And hey if you see any real estate that is of interest there is always a RE/MAX office close by!)


So here is a link to a curated list of some amazing small towns in Canada to explore! Get your family excited about an area they would want to go and visit.  If you happen to have an RV, that's even better as parks are now slowly opening up. Home buyers and sellers adjust their activities in March amid challenging circumstances 

Metro Vancouver’s* housing market saw steady home buyer demand to begin March and a levelling off of activity as the month went on and concerns about the COVID-19 outbreak intensified. 


The Real Estate Board of Greater Vancouver (REBGV) reports that residential home sales in the region totalled 2,524 in March 2020, a 46.1 per cent increase from the 1,727 sales recorded in March 2019, and a 17.4 per cent increase from the 2,150 homes sold in February 2020. 


Last month’s sales were 19.9 per cent below the 10-year March sales average.

I love this town!

The other day I was fortunate enough to stumble across an unassuming and unusually located family-run restaurant just off of Second Avenue in Downtown Squamish. In all honesty, the humble appearance didn't necessarily foster much confidence, but the presence of a respectable amount of diners at a non-peak dining time was certainly encouraging. And I am glad that I stayed!
