What’s the market like in Squamish right now?

This is a question I am getting ALOT , at Open Houses lately . I know this seems like a questions that we all ask , but especially now all buyers are even more concerned about WHEN is a good time to buy or sell ? When the World goes through a series of unsettling events , even sometime ones that seem almost surreal , every buyer is wondering “ should I be making this huge decision right now ? “ 

The Squamish real estate market in May 2025 has continued its strong momentum from earlier this spring, showing robust activity across all property types. Here’s a detailed breakdown of what’s happening on the ground and what it means for buyers, sellers, and investors.

🔹 Detached Homes: Strong Demand, Steady Growth

May brought another active month for detached home sales in Squamish, following the dramatic 156% year-over-year surge in April. Buyers continue to show strong interest, especially in established neighborhoods like Garibaldi Highlands and Brennan Center, which led April with the highest number of new listings.

  • Market Insight: Inventory is growing, but demand remains elevated, keeping prices firm. Detached homes priced under $1.5M are receiving considerable attention.

  • Pro Tip for Sellers: Now is an optimal time to list—especially in neighborhoods with limited inventory.


🔹 Townhomes: A Hot Segment

Townhome sales surged 233% above the 5-year average in April, and early May data suggests this trend is continuing. Young families and downsizers are fueling demand, particularly in Downtown Squamish and Valleycliffe.

  • Why it matters: Townhomes are bridging the affordability gap between condos and detached homes, making them a smart entry point for first-time buyers.

  • Top Sale in April: A record-setting townhome sale closed in Valleycliffe at $1,534,900, reflecting the high-end potential of this segment.


🔹 Condos: Affordable, Central, Competitive

Squamish condos saw the highest growth rate of any segment in April—up 533% from the 5-year average. Downtown Squamish continues to dominate with the most new listings (26 in April), offering a mix of modern builds and resale options.

  • May Outlook: Competition is strong for well-priced units under $600,000. Expect multiple-offer scenarios on turnkey listings.

  • Standout Deals: Valleycliffe had both the lowest sale at $369,000 and the best-value condo sold at $450,000.

2023 Changes to Real Estate that you should be aware of

The real estate market has certainly taken a dip towards the end of 2022, but we all know that it is merely a matter of time before everything picks up again.

The crazy real estate frenzy of the pandemic exposed a few areas where the government and the real estate industry could do better in protecting the consumer when purchasing real estate.

 
There are changes to come next month for real estate that will affect the Squamish market. Notably, the introduction of the Home Buyer Rescission Period, which comes into effect as of January 3, 2023. This policy will create a "cooling-off" period, where buyers can change their minds within a prescribed period and cancel a contract of purchase and sale for residential property with few consequences.
 
Also arriving next year is the "Foreign Buyer Ban". Starting in January 2023, non-Canadians will be banned from buying homes across Canada, through the Prohibition on the Purchase of Residential Property by Non-Canadians Act. This Act prohibits non-citizens and non-permanent residents from purchasing residential property in Canada for two years.
 
The Act also restricts non-Canadians from avoiding the ban by using corporations or other entities to purchase residential property. Both the non-Canadian purchaser of prohibited property and any person or entity that knowingly assists in the purchase can be fined up to $10,000 and the property may be forced to be sold.
 
How these two changes will affect the market in Squamish is cause for much speculation, and we can only wait and see how this plays out.
