Lead, don't follow: Why it's smart to ACT NOW

Don’t buy into the media fear mongering. Real estate is a long-term game.

Mere months ago, buyers were desperately scrambling to write unconditional over-asking offers on a limited supply of properties, afraid of missing out.

Now we are once again in a positive position of having a selection of great homes to choose from, and the prices are great value.

Real estate prices always trend upwards over the long haul.

There may be a few dips, here and there, but there never is a big drop. So unless your intention is to flip right away, you need to realize that in 5 years, your home will have appreciated significantly, and you will have made a good investment in choosing your mortgage over merely renting- especially with Squamish’s high rental prices!

Talk to a mortgage broker (I can refer you, if needed- I know some great people!) You will see that while our rates are currently higher than they were during co-vid, they’re not ridiculously high, as some people seem to think.

NEW DEVELOPMENT UPDATE: South Britannia Beach

The 502.73 acre site just south of Britannia Beach fronting Howe Sound is currently awaiting rezoning to create a new Comprehensive Development Zone to accommodate 1,000 residential homes, a world-class surf park, hotel resort and retail, commercial and park lands.

The area, dubbed "South Britannia" is envisioned as a "complete, outdoor adventure-focussed community" offering:

  • 900 market homes (mix of townhomes & apartments)

  • 150 below market rental homes, including dedicated employee housing

  • 190 hotel rooms

  •  world-class surf park & village

  •  neighbourhood retail

  •  office space

  • 43% parks and greenspace- including recreation trail network, village skate park & pump track

  • community facilities: community centre/school, daycare,  etc.

  • public beach access to Minaty Bay

  • transit hub

Phase One (Years 1-4)  will focus on developing the surf park, food & beverage, skate park & pump track and surf cabins

Phase Two (Years 5-10) will focus on the infrastructure and public roads, apartments & townhomes, the surf village and surf hotel, minaty bay park and beach access and the cabin resort.

Phase Three (Years 11-15) will further develop the above amenities from phase 2.

Home Staging Tips

The pace of home sales is slowing down somewhat, and with more properties being offered for sale, it's more important than ever to properly prepare your home so that it shows it's best and stands out from the competition.

It will also help prepare you for moving, while making your remaining time in your home more comfortable.

You don't need to spend a lot of money. Be resourceful.

  1. Clean! Tackle one area each day or consider hiring a professional cleaning service. Don't try to hide odours with powerful air fresheners or candles: tackle the source of the odour directly.

  2. Declutter! This makes your home look bigger and more organized- and it will feel calmer, as well. You don't need to remove everything, though: your goal is to make your home "inviting and livable".

  3. BUT: Remove personal photographs from walls and tabletops. This helps buyers imagine themselves living there- and safeguards your privacy, too.

  4. Remove oversized and excess furniture and area rugs. These just date your space and make it seem smaller.

  5.  Keep closets tidy! Prospective buyers will want to evaluate the home’s storage capacity, and clutter creates the illusion of less space.

  6.  Let the sunlight in by opening blinds and curtains.

  7.  Replace burned-out, dim or flickering light bulbs.

  8.  Consider replacing dated light fixtures.

  9.  A fresh coat of paint will help renew the look and feel of any room. Forget "all white"- choose 2 to 3 different neutrals to use throughout the whole house.

  10.  Don’t forget the exterior! Keep up with basic landscaping and maintenance- neat lawn, clean organized exterior, etc.

PACK IT! STORE IT!

Plastic storage bins are great for items that may need to be stored for an unknown period of time.

It may seem overwhelming, but just tackle one space at a time. The end results of your labour will make the process worth it.
